Our team met on site with you March 18, 2022 to review existing on-site trees. Information from that meeting, including tree mitigation requirements are included in our submitted drawings. The site has a total of 24 existing trees. Most of the existing on-site trees are in fair condition; there is one that is listed as being in poor condition and 4 of the existing trees are undesirable species. The site layout has been designed to retain existing significant trees where possible and preserve the natural character of the existing Boxelder Floodplain by enhancing the overall aesthetic, environmental and wildlife value. One of the trees on the east side of the proposed road alignment does have an active red-tailed hawk nest, so the design will be coordinating with the environmental consultant and the City to plan the best course of action to preserve the next and minimize disturbance. A total of 2 trees will be removed, requiring 5 mitigation trees. Mitigation trees will be accounted for and noted in the Landscape Plan associated with future PDPs for development. The trees that are being removed are due to conflicts with the proposed roadway and are in FAIR condition. These trees are located outside of the natural habitat buffer area associated with the Boxelder Floodplain. We feel that our team is taking reasonable measures to preserve and protect existing trees on the site, while also factoring in other site constraints and requirements. Sincerely, Norris Design Cara Scohy, PLA Senior Associate
