Garden Drive, Unit N Windsor, CO 80550 Re: Canvas Credit Union Trip Generation Compliance Letter Fort Collins, CO LSC #220440 Dear Mr. Beach: Per your request, we have completed this trip generation compliance letter for the proposed Canvas Credit Union redevelopment in Fort Collins, Colorado. The site is located west of S. Meldrum Street and southeast of Canyon Avenue. INTRODUCTION The purpose of this letter is to estimate the change in trip generation potential for the currently proposed redevelopment and to discuss pedestrian connectivity. LAND USE AND ACCESS The site currently includes a 5,300 square-foot drive-in bank with three drive-through lanes which is proposed to be demolished and replaced with a 3,858 square-foot drive-in bank with three drive-through lanes. Full movement access points exist to S. Meldrum Street and Canyon Avenue. TRIP GENERATION Table 1 shows the estimated average weekday, morning peak-hour, and afternoon peak-hour trip generation for the proposed site based on the rates from Trip Generation, 11th Edition, 2021 by the Institute of Transportation Engineers (ITE) for the proposed and previous land use. The redeveloped site is projected to generate about 145 fewer vehicle-trips on the average week- day, with about half entering and half exiting the site during a 24-hour period. During the morning peak-hour, which generally occurs for one hour between 6:30 and 8:30 a.m., about 9 fewer vehicles would enter and about 6 fewer vehicles would exit the site. During the after- noon peak-hour, which generally occurs for one hour between 4:00 and 6:30 p.m., about 16 fewer vehicles would enter and about 16 fewer vehicles would exit the site. Mr. Mike Beach Page 2 April 19, 2022 Canvas Credit Union Trip Generation Compliance Letter PEDESTRIAN CONNECTIVITY There are existing detached sidewalks on S. Meldrum Street and Canyon Avenue. The applicant will be required to update to current standards as appropriate. CONCLUSION The impact of the proposed Canvas Credit Union is less than the current land use so no addi- tional analysis should be necessary. * * * We trust this information will assist you in planning for the proposed Canvas Credit Union re- development.
