Located on the west side of College Ave. at Skyway Drive. north- Skyway Acres south -undeveloped east- Kelmar Subdivision, commercial west- Foothills Gateway and Poudre R1 Status: Zoned by Area: 12 acres Product: Sales Building - 73,000 S.F. Outdoor display areas and storage - 44,000 S.F. A new concept of this facility will give users the option of transacting all bulk item sales in the yard. Circulation: Per the approved Master Plan, access is planned off of Skyway Dr., which has a signalized intersection at College Ave. A secondary access will be a "right -in, right -out" on College Ave. The Master Plan ultimately anticipates a second signalized intersection on college Ave., as well as an entrance off Trilby Road. These access points would be part of the future development of the site under other owners.
