HomeMy WebLinkAboutKNICKERS PUD (LOUDEN CREEK GOLF COURSE) - PRELIMINARY - 26-88D - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVES0 0 LOUDEN CREEK DRIVING RANGE AND GOLF CENTER Planning Objective This project will provide approximately 18 acres of greenbelt close to the Ft. Collins - Loveland corridor by constructing a new concept in driving ranges with a miniature putting course. Also included in this project is a four acre outdoor well -landscaped flea market. The site will be greatly enhanced by removing the old dilapidated structures and remodeling the existing house. The existing utilities will work as they exist and expansion is not expected in the near future. Traffic will be effected very slightly (less than 1 %) with its traffic pattern being in off-peak hours. A further objective is to provide recreation at a reasonable cost while maintaining the existing terrain with minor changes. Landscaping will be added along College Avenue and throughout project to provide buffer areas. Parking will be shared between the driving range/miniature putting course and the flea market, and will be located away from College Avenue. Parking will be screened by interior landscaping. The flea market will also be divided by landscaping. All landscaping shall be low -maintenance requiring little watering. The water required for landscaping will come from the Louden Creek irrigation system. All of this will provide an esthetically pleasing project that provides family recreation and appeal while maintaining a low impact on the existing environment for Northern Colorado.
