Here is our response to the questions raised at the neighborhood
meeting of March 24th:
1. What are the advantages to the developer to being annexed?
The Developer is currently assessing the advantages to being
annexed and we will let you have the answer to this question
when it is available.
2. The Louden Ditch is very important. Homeowners use it for
irrigation water. How many water shares go with the
property? Will this development be using irrigation water
from the ditch?
There are 2 water shares. The development may use
irrigation water from the ditch.
3. Has the land been sold? When will the farmer be gone?
The land has been sold. The land will be leased to the
farmer until phased development occurs.
4. What will this project do for our neighborhood? Why should
we support it? Will our property values go up or down?
This project will develop the land to City standards of
streets, utility services and planned land uses, being
subject to the City Master Plan & Planned Unit Development
Review procedures. Support for this project will mean the
chance for a better quality planned project as your
neighbor, rather than something that might be done under
County procedures of review, compared with Flea Market Strip
Development, could be repeated under County procedures,
though it is not this developers intention to do so.

5. Will you sell off individual parcels to other developers?
Individual parcels may be sold off, as serviced lots with
streets and utilities in place. All development will be
controlled by City Master Plan & P.U.D. Review Criteria.
6. Would the property develop in the County if the City didn't
annex the property?
The property is destined for development, whether in the
City or the County. It may be that a better quality project
will result under City guidelines for development.
