Subject: Mountain Park Home_. Traffic Analysis
I have been asked to comment on the traffic impacts
of a. proposed residential development (Mountain Park
Homes.) near the intersection of Mountain Avenue and
Bryan Avenue in Fort Collins, Colorado. It is my
understanding that the historic building count on this
site vjas 24 dixiel l ing units (one 4-plex and 20 mobile
homes) . The mobile homes have been moved from this
site. The proposed development inlcudes four 6-plex
unit=. plus the existing 4-p 1 ex for a total of 28
dt.!.!elling units. It is intended that the proposed
development lv,ii l l primarily house senior citizens. There
are currently three accesses to Mountain Avenue, tt,,io
accesses to Bryan Avenue and one access to the alley.
The proposed use will reduce the accesses to one on
Mountain Avenue and tr,,lo on Bryan Avenue.
Using the ITE Trip Generation Manual as the source
document, the existing (former) us-e on this parcel t-,lould
generate approximately 122 vehicle trip ends per
t,leekday. The proposed use t!,li 1 1 generate approximately
134 vehicle trip ends per weekday. This difference i
insignificant and t,,iill not likely be discernible.
Senior citizens, typically, are not on the same schedule
of a. typical working household. Therefore, vih i l e the
number of daily trips are almost the same, the time of
travel is not likely to be during the peak hours.
It i=. concluded that the traffic impacts of the
proposed development tali 1 1 be simi 1 a.r to the former use
of this property. Reducing the number of accesses
should have a positive effect on Mountain Avenue.
