Dear Jim:
Staff has reviewed the revisions submitted to the Mountain Park Homes non-
conforming use expansion. The following items still need to be addressed:
1. The entrance to the northern -most parking area needs to be changed on the
landscape plan.
2. Clarification is needed regarding whether any exterior changes are proposed
for the existing building.
3. The site plan and landscape plan need to reflect that there are to be a
total of 27 units (rather than 28).
4. The curb return radii at all curb cuts should be widened to provide easier
movement (ie. at both entrances on Bryan and one at Mountain).
5. The maximum building height should be shown as a note on the site plan.
6. Lighting is shown differently on both the site and landscape plan. These
plans need to "match".
7. A note should be added to the plan that specifies that units are to be for
elderly housing only.
8. The landscape plan needs to have a schedule of planting (ie. list species
and how many of each). Ornamentals and small flowering trees need to
be shown at a minimum size of 1-1/2" caliper (rather than 5 gallon).

Additional landscaping was requested - it does not appear any has been
added. Please address this matter.
9. The storm drainage plan and report is being review-cd by the Storm Drain-
age Utility. As of this time, additional information is needed on this and
Storm Drainage staff is working directly with your engineer. This item
may have to be reflected as a condition on the project, if not resolved
prior to the May 23rd Planning and Zoning Board meeting.
10. Staff still has some concerns regarding the appearance of the proposed
buildings and their compatibility with the surrounding neighborhood. Any
additional information you can provide on their appearance, specifics on
exterior building materials, color, etc. may be helpful.
11. If a utility plan (showing proposed public improvements - curb cuts, curb,
gutter, sidewalks, etc.) is not provided, you have the option of obtaining
permits for the proposed driveway cuts prior to receiving a building
permit. Staff recommends (and prefers) the utility plan route, since we
are able to review the plans for these improvements and spot any potential
problem areas before Planning and Zoning Board review. You should be
aware that if you choose the permit route, you must obtain permits (and
pay applicable fees) from the Construction Inspection Division. Construc-
tion improvements will be required to current city standards.
12. Since there are public improvements being made, a development agreement
will be necessary and must be signed by the propertyowncr prior to
issuance of building permits.
Please provide a response to me on these items by 9:00 AM on Mondav, Mav
16, 1988. I would like to see one copy of the plans reflecting any necessary
changes mentioned above before you print the ten copies and made reductions
made that were also asked for by May 16. 1 will be available to discuss these
comments either Thursday, May 12 or on Monday morning. Please do not hcsi-
