Executive Auto Center, which was presented before the Conceptual Review
Team on March 28, 1988.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
NIEETING DATE: March 28. 1988
ITENI: Executive Auto Center, located in the West Harvard P.U.D. between the
Executive Carwash and Solar One Office Building.
APPLICANT: Rowland Griffith, c/o Ric Hattman of Gcfroh-Hattman, Inc.,
135 W. Swallow Rd., Fort Collins, CO 80526
LAND USE DATA: Proposed P.U.D. on approximately one half acre featuring
a three bay auto Tube shop and a four bay auto detail shop and shared access
with the existing Executive Carwash and a new exit (curb cut) on Harvard.
The proposal also includes moving the vacuum area of the carwash to the west
of the existing bays, and adding a small office to carwash building.
CONINIENTS:
I. Be sure to keep the electrical meter outside the proposed office addition on
the east side of the carwash. This structure is served by an existing
transformer east of the building.
2. The two new buildings would be served by a transformer located to the
west in the vicinity of Solar One Office.
3. The Building Department would classify both new buildings as B-2 occu-
pancy. All buildings must be setback a minimum of 10 feet from all
property lines. All buildings must be handicap accessible.
4. A final plat will be required along with the final P.U.D. ,
5. The detail shop may have access problems for fire accessibility. Be sure to
maintain adequate turning radii in the parking lot. Please show the
location of the existing fire hydrant on the P.U.D. plan.
6. The Storm Drainage maps indicate a storm sewer line in the immediate
vicinity. It is not clear, however, where the line is relative to the site.
Nor is it clear where the pipe connects to the larger system. The submit-
tal for P.U.D. must include a Drainage Report and a grading and drainage
plan. With the amount of impervious surface, it is likely that there would
have to be parking lot detention. If the property is to be regraded, be
sure there is no impact on the neighboring property.

7. Please show an 8 foot utility easement adjacent to the right-of-way line
along Harvard.
8. For detailed information on the street oversizing fee, please contact Mr.
Matt Baker in the Engineering Department at 221-6605.
9. The P.U.D. submittal should address the operation of the curb cuts and the
site circulation.
10.
Please be aware that the east parking for the lube shop may
become
blocked by cars stacked in front of the service bays.
11.
The P.U.D. submittal should address the number of employees
and the
available parking spaces.
12.
Staff will expect the existing landscaping on the west side of the
carwash
site to be moved elsewhere within the P.U.D. Specifically, this
includes
the 24 upright evergreen shrubs.
13.
Both the south and west property lines will be scrutinized for landscaping
and buffering.
14.
All signs must comply with the sign code.
15.
Staff applauds the effort to save the existing trees.
16.
The decision to allow a simultaneous preliminary and final submittal
can
only be made by the Planning Director. Please inform Mr. Tom
Peterson
of your request.
