He did not like my September 11, 1997 letter addressing their proposal to paint the equipment. He feels his client is once again being picked on "as there are hundreds of buildings in Fort Collins which have visible rooftop equipment including the new Neenan office building." He indicated that this is totally being driven by a complaint from a person who opposed the project from the beginning. Randy stated that if he filed complaints on all the buildings in town that don't comply our office would be overwhelmed. Anyway, I told him I would try and schedule a meeting. HEATH, C.E.O. RANDY DeMARIO, President LEM COUNCIL, V. P. of Operations SEP 11 REC'D This letter is in response to verbal notification from yourself concerning the above noted project. A telephone conversation between you and myself indicated an existing complaint against the above noted project stating the Roof Top Units (RTUs) were not screened from sight from the Public Right of Way. R.C. Heath Construction Co. offers the following solution to this complaint. The RTUs housings in question will be painted to match the surrounding areas in attempt to eliminate the contrast in colors which draws the eye. This color can be a silver color to match the galvanized roofing material, light grey to match the siding on the building or sky blue to blend into the sky above. This method is consistant will many other recent projects completed in Fort Collins as the method for solving this item. Please take time to review the above solutions and call with any questions. Drawer H Fort Collins, CO 80522 Dear Rob, Your September 8, 1997 letter to Gary Lopez of the Zoning Department regarding the rooftop mechanical equipment at 1303 SE Frontage Road (John's Harley Davidson) was forwarded to the Fort Collins Current Planning Department this afternoon. Section 3.5.1 [J][5] of the Land Use Code states: "All rooftop mechanical equipment shall be screened from public view from both above and below by integrating it into the building and roof design to the maximum extent feasible." While your proposal to paint the rooftop mechanical equipment to match surrounding areas will help screen the equipment from greater distances (such as the Prospect Road/I-25 overpass), it will not "to the maximum extent feasible" screen the rooftop equipment from the I-25 frontage road as previously discussed with the Current Planning Department staff. A rooftop parapet structure similar to the existing parapet on the south and east building elevations is needed on the north and west building elevations in order screen the rooftop equipment "to the maximum extent feasible." As previously discussed with the Current Planning Department staff, please submit a Minor Amendment application with amended PUD documents showing the addition of this parapet to the north and west building elevations.
