Dear Eldon,
The following is the letter of the note that City staff would like to see placed on the Interstate Land Final PUD
(Harley Davidson) site plan and utility plans. In addition, I've briefly listed or described some of the outstanding
concerns with regard to this P.U.D.
• Note: Design details of the bridge construction (if necessary) and waterline crossing of Boxelder Creek
are to be reviewed and approved by the City of Fort Collins prior to the execution of a development
agreement and/or the issuance of a building permit in order to assure that the engineering and
designs minimize site disturbance and are sensitive to the aesthetics and function of the natural
stream system.
• If acceptable, we would like this note to be placed in two locations on the site plan: 1) in the General Notes,
and 2) on the actual plans with an arrow pointing to the location/area in question.
• Please understand that the above note does not stipulate acceptance (or denial) of an aerial crossing.
Rather, the options are being left open-ended.
• The following are the unresolved questions that staff feels justify the need for the above note: Where will
the water line exit the ground? Where will it go back underground? How far will the bridge and aerial
water line span? How high above the stream will these spans be? What, if any, kinds of stabilization will
be necessary? What would this stabilization look like? Would it not be more efficient, considering the
eventual development of the rest of the Interstate Land Preliminary site, to run the water line south, under
the creek at/near the location of the existing sanitary sewer line that runs under the creek (this would also
be better from an aesthetic point of view)? Etc...
• It may also be a good idea to note that standard City of Fort Collins Parks and Recreation Department
designs will be utilized.
• We need an easement from GT Lands for the detention pond on their property.
• Would John Cockson be willing to agree to a note stating that no pole -mounted signs will be permitted on
the property (Lots 1 and 2, and Tract A)?
