Box 580 Fort Collins, CO 80522 Dear Mitch; C 0 y7S§@P(A� urban design, inc. 3555 stanford road, suite 105 fort collins, colorado 80525 (970) 226-4074 FAX (970) 226-4196 Attached are five prints of the Interstate Land Final PUD, First Filing (Harley Davidson) Final, reflecting additional revisions made in response to recent Staff Comments. Specific revisions made on our plans and/or being completed on KBD's plat and utility plans include: - Minor adjustments in the frontage road design (transition radii and striping) will be reflected on RBD's plans, and on the PUD site plan mylars to be filed. - Bank stabilization and revegetation at appropriate locations along Boxelder Creek - as agreed with storm drainage and natural resources - will be included with this PUD; pending our receipt of consistent direction from the affected City departments. - It is our understanding that the required water line crossing of Boxelder Creek was originally designed to go under the creek. It was redesigned - at City direction - to cross above the 100 year water elevation. Now Natural Resources feels strongly that it should go under the creek as originally designed. We need clear direction from the City of Fort Collins on this item. - Ditch company representative Don Magnuson has indicated to RBD that with the revisions they are making to the easement and some minor construction details, he will sign the plat. - Consistent with the traffic report, we have deleted "restaurants" from the alternative uses allowed in the building on Lot 2. - We have added a note to the site plan indicating the applicant's commitment to providing the turn lanes at the Prospect/Frontage Rcad intersection as per the Traffic Study; and indicating that these improvements will be included in the utility plans and development agreement for this PUD. With this note, there should be no need for a P&Z condition of approval regarding these turn lanes. - The water quality detention pond has been redesigned as requested by Storm Drainage. • urban design, inc.
