West of the 6th Principal Meridian, Larimer County, Colorado, being more particularly
described as follows:
Considering the South line of the Southeast Quarter of said Section 16 as bearing North
88 ` 19'55" West and with all bearings contained herein relative thereto:
Commencing at the Southeast Corner of said Section 16; thence along said East line, North

line of Interstate 25 Frontage Road, said point being the POINT OF BEGINNING: thence along
said Westerly line the following 4 courses and distances, South 02 °00' 12" West, 95.34 feet;
thence, South 03039'39" West, 142.46 feet to a non -tangent curve concave to the
Northwest having a central angle of 64022" 9", a radius of 369.26 feet and the chord of
which bears, South 42 ° 56' 16" West, 393.39 feet; thence along the arc of said curve 414.86
feet; thence along a non -tangent line, South 82012'53" West, 142.46 feet; thence, North
11 052'18" East, 629.05 feet more or less to the south line of Cache La Poudre Reservoir
Ditch; thence along said south line South 76022'04" East, 300.61 feet to the Point of
Beginning.
The above described tract of land contains 4.00 acres and is subject to all easements and
rights -of -way now on record or existing.
