Specific responses include: 3. Items required at the time of Preliminary have been added to the revised plans. 7. We have revised the walks along the frontage road as per the Prospect Road Streetscape Plan. It is our understanding that the walkway widths called for in that plan (6' along the frontage road and 8' along Prospect) are correct, and the City will reimburse for oversizing (over 4'). 9. The building layout shown on the preliminary PUD is a realistic representation of the mix of uses anticipated on the subject property; and is consistent with the approved "highway business" zoning, and with the expectations listed in the Prospect Road Streetscape Plan, which indicates that industrial, commercial, and highway business uses will occur near the 1-25 interchange. The building layout places smaller "pad" uses around the perimeter, and the central area is planned to allow development "... into a 'campus or park' -like setting. (with) Clustering of buildings into pedestrian oriented areas with shared parking...." * Some of the engineering comments regarding site access are not consistent with the conditions agreed upon by the City, CDOT, and area property owners at the time the interchange and frontage road improvements were made. Also, we believe many of the items listed on the engineering comments sheet are required with the final plat and utility plans rather than the preliminary. Reductions, rendered plans, and eight sets of prints will be provided by October 16th as requested. We appreciate your assistance in this project. Please call if you need further information.
