HomeMy WebLinkAboutFIRST CHURCH OF GOD - MINOR SUBDIVISION - 44-88 - DECISION - HEARING OFFICER DECISIONMINOR SUBDIVISION ADMINISTRATIVE RULING FIRST CHURCH OF GOD SUBDIVISION PLANNING DEPARTMENT PROJECT NUMBER #44-88 WHEREAS, the applicant, First Church of God, has duly followed the Citv procedure for Minor Subdivisions as outlined in Section 29-644(g) of the City Code and have submitted their application for Minor Subdivision of the follow- ing described property, to wit: A parcel of land located in the west 1/2 of the west 1/2 of Section 2, Township 6 North, Range 69 West of the Sixth Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado. WHEREAS, the City Planning Department Staff processed the application request in accordance with Section 29-644(g) including the notification of property owners within 500 feet of the said subdivision, and posting the required sign on the subject property; and WHEREAS, the Planning Director held a public hearing on Thursday, May 19, 1988, at 1:30 P.M. Planning Conference Room, New City Hall, for the pur- pose of reviewing the minor subdivision application. NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE PLANNING DIRECTOR OF THE CITY OF FORT COLLINS THAT: The Minor Subdivision now known, as First Church of God Subdivision #44-88 be hereby approved, and as grounds, therefore, the Planning Director does find the following facts to be true: A. The proposal meets the design criteria and standards of the City for streets and utilities. B. The lots in this subdivision front on a dedicated right=of-way. C. The lots are consistent with, and meet the requirements of the R-L-P Zoning District (Low Density Planned Residential). PLANNING DIRECTOR i DATE: 0 0 CITY OF FORT COLLINS OFFICE OF DEVELOPMENT SERVICES, PLANNING DEPARTMENT FIRST CHURCH OF GOD SUBDIVISION Minor Subdivision, #44-88 On Thursday, May 20, 1988 at 1:30 P.M., the Planning Director of the City of Fort Collins held a public hearing on the proposed First Church of God Subdi- vision, a minor subdivision consisting of one seven -acre lot. The site is located on the west side of Clarendon Hills Drive, 1/2 mile south of Harmony Drive. Attending this hearing were: Dick Rutherford (representing First Church of God), Tom Peterson (Planning Director) and Sherry Albertson -Clark (Project Planner). Mrs. Albertson -Clark gave a brief staff presentation, noting that adequate utility easements had been provided and that a non -vehicular access easement was provided along Shields Street, to prevent any future direct access from Shields. All off -site street improvements have been made and a storm drainage report and plan must be submitted for review prior to issuance of a building permit. Mr. Peterson, noting that a storm drainage plan and report will be required prior to issuance of a building permit, approved the First Church of God Subdivision on the following findings: A. The proposal meets the design criteria and standards of the City of streets and utilities. B. The lots in this subdivision front on a dedicated right-of-way. C.
