PARK SOUTH P.U.D. SECOND REPLAT
LOCATION AND DESCRIPTION OF SITE
Park South P.U.D. Second Replat is located south of Horsetooth Road
on the west side of Manhattan Avenue. The gross area of the Second Replat,
including one—half of Manhattan Avenue, is 15.77 acres. Manhattan Avenue
is existing pavement with drain swales along the sides, and runoff in these
swales empties into the existing drainage channel running from west to east
along the south boundary of Park South P.U.D. Park South P.U.D. Second Replat
is located in the southeast corner of Park South P.U.D. The gross area of
Park South P.U.D. to the center of Horsetooth Road and Manhattan Avenue is
31.30 acres. A map of the total Park South P.U.D. area is included in this
report. There is an existing 36—inch storm drain along the west side of
Manhattan Avenue running from Horsetooth Road to the existing drainage swale.
HISTORIC DRAINAGE
The total Park South P.U.D. site drains to the existing Park South —South
Glen detention pond constructed in the early 1980's. This pond is located
on the east side of Manhattan Avenue, just across from the Southeast corner
of the Park South First Replat. The existing drainage channel across the
southerly 30 feet of the Park South area drains to this pond. The pond has
a volume of 11.6 acre feet and was originally designed with a volume adequate
to provide detention for the total Park South P.U.D. This volume design
was based on all residential development in the Park South P.U.D. Now there
is a business area proposed on the north 13.8 acres of the site. The business
area will require some onsite detention to compensate for the additional
run—off generated, but until the time of development, it will remain a field.
PROPOSED DRAINAGE DESIGN
There will be no additional onsite detention required for Park South
P.U.D. Second Replat which is all single—family residential. The runoff
will be carried in the street gutters to inlets and storm drains. The storm
drains will empty into the drainage channel across the southerly 30 feet
of Park South P.U.D.
The attached plan shows the sub —basins along with the direction and
quantities of runoff.
There will be offsite flow into this subdivision from the Four Seasons
Subdivisions. This offsite flow will occur during 100—year storms and will
all enter the site on Dennison Avenue. This 100—year offsite flow is 44.5
c.f.s., and it will be carried in Dennison Street to the south and east to
an overflow Swale between Lots 29 and 30. This swale will carry overflow
to the southerly drainage channel.

There are two site plans attached. One shows the entire Park South
P.U.D. and adjoining land, and the other is a detailed plan of Park South
P. U. D. Second Rep 1 at.
EROSION CONTROL
Straw bale and gravel sediment filters will be placed at the catch basins
during the construction period. The entire Park South P.U.D. Second. Replat
will not be overlot graded at one time. There will be two or possibly three
phases, and the future phases will be left with the existing vegetation which
is approximately 85 percent ground cover. The first phase will be Dennison
Avenue and Dennison Court. Straw mulch shall be used to prevent erosion
on a portion of the overlot graded areas, and the construction of foundations
and driveways will also provide erosion control. The rainfall performance
standard evaluation and the erosion control effectiveness calculations are
shown on the attached sheets.
This site is located within a low wind erodability zone, so the instal-
lation of curbs and pavement and storm water erosion control procedures will
meet the wind erosion control requirements. All erosion control procedures
shall comply with the Erosion Control Reference Manual for Construction Sites
of the City of Fort Collins.
