Dear Marc,
The City staff has reviewed the revised plans for Park South
P.U.D., 2nd Replat- Final, and would like to offer the following
comments: -
1. The Dennison Avenue street naming will almost certainly create
an identification problem, for both the general public and
emergency response. The transition from Rockaway Street to
Dennison Avenue is very discreet and confusing. Dennison
Avenue into Dennison Court is equally confusing. Dennison
Avenue going both north -south and east -west, ditto.
2. The preliminary plat for Park South P.U.D. was approved prior
to the adoption of the Solar Orientation Ordinance. The replat
is not subject to the ordinance; therefore, the solar
orientation symbol on the lots and Note 10, referencing
compliance, are not needed.
3. No revisions to the stormwater plans have been received.
4. The proposed fencing restrictions should be implemented along
the back of lots 39-54, adjacent to the detention pond and
storm drainage channel north of Dennison Avenue, to help avoid
dumping into those areas from the residential lots.
5. Finished floor building elevation certifications are needed
for Lots 39-55.
