PARK SOUTH P.U.D. FIRST REPLAT
LOCATION AND DESCRIPTION OF SITE
Park South P.U.D. First Replat is located approximately 1200 feet south
of Horsetooth Road on the west side of Manhattan Avenue. The gross area
of the First Replat, including one—half of Manhattan Avenue, is 4.59 acres.
Manhattan Avenue is existing pavement with drain swales along the sides,
and runoff in these swales empties into the existing drainage channel running
from west to east along the south boundary of Park South P.U.D. Park South
P.U.D. First Replat is located in the southeast corner of Park South P.U.D.
The gross area of Park South P.U.D. to the center of Horsetooth Road and
Manhattan Avenue is 31.30 acres. A map of the total Park South P.U.D. area
is included in this report. There is an existing 36—inch storm drain along
the west side of Manhattan Avenue running from Horsetooth Road to the existing
drainage swale.
HISTORIC DRAINAGE
The total Park South P.U.D. site drains to the existing Park South —South
Glen detention pond constructed in the early 1980's. The pond was originally
designed with a volume adequate to provide detention for the total Park South
P.U.D. This volume design was based on all residential development in the
Park South P.U.D. Now there is a business area proposed on the north 13.8
acres of the site. The business area will require some onsite detention
to compensate for the additional run—off generated, but until the time of
development, it will remain a field.
PROPOSED DRAINAGE DESIGN
Lots 1 through 18, Stream Court, and the south portion of Dennison Avenue
will drain south on Stream Court, then through a sidewalk culvert into the
existing drainage channel. Lots 19 through 23 and the north portion of
Dennison Avenue will drain to a catch basin located on the north flow line
of Dennison Avenue just west of Manhattan Avenue. Dennison Avenue is
presently rough graded west of the First Replat to a tie—in with the existing
paved Dennison Avenue in the Four Seasons area. This rough —graded channel
will carry any 100—year overflow from the Four Seasons area through the First
Replat. As the Second Replat is developed, Dennison Avenue will be rerouted,
and the overflows will be directed to the drainage channel before they reach
the First Replat.
The attached map of the total Park South area shows the First Replat
along with proposed future phases. Shown on this map are drainage basins
along with 2—year and 100—year runoff rates. Runoff calculations are shown
on the attached computation sheets. The design and calculations in this
report are in compliance with current City of Fort Collins criteria and master
drainage plan.

EROSION CONTROL
Straw bales and gravel filters shall be installed to prevent sediments
from entering the storm drain and the existing drainage channel. Straw mulch
and seeding shall be used to prevent erosion on a portion of the newly
disturbed areas. The rainfall performance standard evaluation and the erosion
control effectiveness calculations are shown on the attached sheets.
This site is located within a low wind erodability zone, so the instal—
lation of curbs and pavement and storm water erosion control procedures will
meet the wind erosion control requirements. All erosion control procedures
shall comply with the Erosion Control Reference Manual for Construction Sites
of the City of Fort Collins.
