The enclosed report is intended to summarize the observations and conclusions of the Phase II
Environmental Site Assessment conducted for the property located at the above referenced location.All
activities are based on a directive from Kum & Go L.C. and conditions identified during the site inspection.
The following RECs were investigated as part of this assessment.

Objective 2 - Provide information relevant to identifying, defining and evaluating property conditions
associated with target analytes that may pose risk to human health or the environment, or risk of bodily
injury to persons on the property and thereby give rise to potential liability in tort.
Results
Groundwater was encountered in each of the five (5) locations at an average of 7.6 feet below ground
surface during the Phase II Environmental Site Assessment. Groundwater levels exceeded Tier I Risk
Based Screening Levels (RBSLs) in SB-1 for benzene, toluene, and ethyl-benzene (BTE).No other
exceedances in groundwater were encountered during this investigation.
Soil concentrations exceeded the Tier 1 RBSLs for benzene in SB-1.Additionally, SB-1 exceeded the
500 mg/kg threshold for GRO. Concentrations of Oil and Grease were present in the soil samples from
SB-3 and SB-4 and exceeded the 500 mg/kg threshold in SB-4 at 9-feet in depth.
Soil vapor concentrations did not exceed Tier 1 standard levels.

EXECUTIVE SUMMARY
Seneca has completed a Phase II Environmental Site Assessment at Kum & Go #951,Southwest Corner
E. Prospect Rd. and S. Lemay Ave., Fort Collins, Larimer County, Colorado.As part of the investigation,
soil, groundwater, and soil vapor samples were collected.
The subsurface investigation was completed to address petroleum contamination from RECs as identified
in the Phase I ESA.Testing was completed at locations where target analytes were most likely to be
present.The target analytes were characterized to be most relevant to historic usage.
The following concerns were addressed during the Phase II ESA:
•REC/BER-Petroleum products from existing UST System at Subject Property.
•REC-Petroleum products from auto repair activities entering sewer system through floor drains
and one in-use in-ground car lift and one decommissioned in-ground car lift.
•CREC-Former LST event at Subject Property.
•HREC-Historical release of petroleum products at former fueling facility located up-gradient to the
north.
•VEC- Currently operating fueling facility cross-gradient to the east.
•BER-Shallow groundwater reported in former monitoring wells.
The subject property is comprised of an 1.267 acre irregular shaped parcel hosting a 1,290 sq. ft. single
family residence located on the northwestern portion (947 E. Prospect Rd. built in 1963), a 1,880 sq.
ft.auto repair and fueling station located on the northeastern portion (949 E. Prospect Rd. built in 1947),
and a 1,200 sq. ft. family residence located on the southern portion (1607 S. Lemay Ave. built in 1914).
The Subject Property is bordered to the north by E. Prospect Rd. followed by a fitness studio, to the east
by S. Lemay Ave. followed by a 7-Eleven and retail strip mall, to the south by a single family housing, and
to the west by single family housing.
Groundwater was encountered in each of the five (5) locations at an average of 7.6 feet below ground
surface during the Phase II Environmental Site Assessment. Groundwater levels exceeded Tier I Risk
Based Screening Levels (RBSLs) in SB-1 for benzene, toluene, and ethyl-benzene (BTE).No other
exceedances in groundwater were encountered during this investigation.
Soil concentrations exceeded the Tier 1 RBSLs for benzene in SB-1.Additionally, SB-1 exceeded the
500 mg/kg threshold for GRO. Concentrations of Oil and Grease were present in the soil samples from
SB-3 and SB-4 and exceeded the 500 mg/kg threshold in SB-4 at 9-feet in depth.
Soil vapor concentrations did not exceed Tier 1 standard levels.

1.0 INTRODUCTION
This report summarizes the data, observations, and conclusions of a Phase II Environmental Site
Assessment (ESA) conducted at Southwest Corner E. Prospect Rd. and S. Lemay Ave., Fort Collins,
Larimer County, Colorado, the Subject Property. This report was prepared for Kum & Go L.C., 1459
Grand Avenue, Des Moines,Iowa.The investigation was based on recommendations from the Phase I
ESA dated May 7, 2021 and included collecting subsurface soil, soil vapor,and groundwater samples for
laboratory analysis.Maps for this report are located in Appendix A.
The Subject Property consists of three (3)parcels.According to the Larimer County County Assessor’s
Office, the Subject Property is single-family residences and an auto repair shop and is zoned as a
Neighborhood Commercial District.
A site vicinity map of the Subject Property is provided in Appendix A.
2.0 PHASE I SUMMARY
The Phase I ESA dated May 7, 2021,was prepared for Kum & Go L.C., 1459 Grand Avenue, Des
Moines,Iowa.The following Recognized Environmental Conditions (RECs) identified:
•REC/BER-Petroleum products from existing UST System at Subject Property.
•REC-Petroleum products from auto repair activities entering sewer system through floor drains
and one in-use in-ground car lift and one decommissioned in-ground car lift.
•CREC-Former LST event at Subject Property.
•HREC-Historical release of petroleum products at former fueling facility located up-gradient to the
north.
•VEC- Currently operating fueling facility cross-gradient to the east.
•BER-Shallow groundwater reported in former monitoring wells.
All known recognized environmental conditions are not required to be addressed in the Phase II ESA
where the user’s objectives may be otherwise satisfied.Therefore, a recognized environmental condition
identified in the Phase I ESA may be eliminated from further assessment in the Phase II ESA.
3.0 WORK PERFORMED AND RATIONALE
The primary objectives of the Phase II ESA are to assess and evaluate the recognized environmental
conditions (RECs) identified in a Phase I ESA to provide sufficient information regarding the nature and
extent of contamination on the Subject Property (ASTM, 2019).

3.1 Statement of Objectives
The Phase II ESA will be completed based on the following objectives:
Objective 1 - Assess whether there has been a release of hazardous substances within the meaning of
CERCLA, for purposed including landowner liability protections
Objective 2 - Provide information relevant to identifying, defining and evaluating property conditions
associated with target analytes that may pose risk to human health or the environment, or risk of bodily
injury to persons on the property and thereby give rise to potential liability in tort.
3.2 Conceptual Model
Due to the current operations at the Subject Property,Hospital Texaco and Auto Repair, the target
analytes on the Subject Property are petroleum products, specifically gasoline and oil and grease. The
sampling of groundwater and soil should identify any contaminants that may be present on the Subject
Property.The sampling of soil vapor should identify any contaminants that may have migrated from the
potential cross-gradient VEC.
3.3 Scope of Assessment
Based on the recognized environmental conditions, the proposed scope of work was developed:
•Due to the existing fuel lines that are not capable of being located, and utilities in the north ROW,
Seneca is proposing all locations be potholed to 5 feet prior to drilling to ensure utilities and/or fuel
lines are not damaged during drilling.
Seneca will coordinate an environmental drilling contractor to provide the potholing and drilling
equipment, and supplies necessary to core asphalt/concrete, advance soil borings, install
temporary monitoring wells and soil vapor points.Please refer to the attached Site Map with
proposed locations.
Drilling of five (5) soil borings:
SB-1 downgradient of the existing UST basin to assess potential impacts from the UST basin,
SB-2 located downgradient of the existing dispensers to assess potential impacts from the
dispensers, SB-3 & 4 located immediately adjacent to both in ground hydraulic lifts to assess
potential for impacts to soil and groundwater, SB-5 as close to the proposed UST basin to assess
soil and groundwater conditions and potential UST installation concerns,
•Install 1-inch temporary monitoring wells at each location up to 25 feet in depth if groundwater is
present.
•From each location, collect one (1) soil sample from the subsurface interval exhibiting the greatest
volatiles on a Photoionization Detector (PID) or from the water table interface if no PID detections
are recorded, and one groundwater sample (if groundwater is present).

•Install one (1) soil vapor point along the eastern property boundary between to assess the
potential for vapor encroachment from the 7-11 located on the east side of South Lemay.
•All soil and groundwater samples will be analyzed for Benzene, Toluene, ethyl benzene and
xylenes (BTEX) and Gasoline Range Organics (GRO) via EPA Method 8260.Locations SB-3 and
SB-4 will additionally be analyzed for Oil and Grease, specifically to assess the potential impacts
from the hydraulic lifts. The soil vapor sample will be analyzed for Toxic Organics (TO-15).
•A report summarizing geological conditions, field observations, laboratory results and data
interpretation to risk and exposure standards, including site maps will be submitted within two
weeks of field activities being completed.
A map of the soil boring locations has been included in Appendix A.
4.0 SUBSURFACE INVESTIGATION
Field activities were completed on May 14, 2021 on the Subject Property located at Southwest Corner E.
Prospect Rd. and S. Lemay Ave.,Fort Collins,Larimer County,Colorado.
The sub-surface geology consisted of a backfill of silty sands and gravels with cobbles from approximately
surface to 4 feet below ground surface (bgs). This backfill was present in all four borings located on the
auto repair shop property.The backfill was followed by silty clay to approximately 11 feet bgs and then a
silty sand with trace gravels to approximately 15 feet bgs.Each location was terminated at 15 feet bgs as
groundwater was encountered in the soil at approximately 9 feet bgs.
4.1 Exploration, Sampling, and Test Screening Methods
Soil Borings
Soil boring locations were selected based on current site conditions and operations.The soil borings
were completed utilizing direct push drilling technology and completed to a depth of 15’feet bgs.Field
screening of the soil samples was completed utilizing a calibrated PID.Soil samples of the sediment
core were placed in a labeled Zip-LockTM baggie.Following sufficient time for vapor equalization, the PID
was used to detect volatile organic compounds (VOCs) inside the soil sample bags.Soil samples were
collected at areas exhibiting high PID values to evaluate native soil.Soil samples were collected utilizing
nitrile gloves to eliminate the risk of cross-contamination.
Groundwater Monitoring Wells
Based on existing site conditions, the soil borings were converted into temporary monitoring wells to
facilitate the collection of groundwater samples.The monitoring wells were installed and sampled on May
14, 2021. Groundwater was observed at an average of 7.6 feet bgs during sampling.

Soil Vapor Points
A soil vapor point was installed on the southeast corner of the Subject Property, down and cross-gradient
from the VEC. The soil vapor point was installed to 5 feet bgs with a six-inch stainless-steel gas screen.
The borehole was backfilled with sand around the stainless-steel screen then sealed with hydrated
bentonite to 0.5 feet bgs.The well was then allowed to set for 1 hour and purged with the PID to allow soil
vapor to enter the well and obtain a reading.A sample was collected using a laboratory supplied summa
canister.
Laboratory Analysis
Soil and groundwater samples were placed in laboratory provided sample containers and sent to a
state-certified laboratory, Summit Scientific in Golden, Colorado for analysis.Soil and groundwater
samples were analyzed according to EPA Method 8260 (BTEX, GRO) and EPA Method 9071B (Oil and
Grease). Soil vapor samples were placed in laboratory provided summa canisters and sent to ECS Lab
Sciences in Castle Rock, Colorado for analysis. Soil gas samples were analyzed according to US EPA
Method TO-15.
A site map showing the borehole locations is included in Appendix A.The Lithologic log is provided in
Appendix B.Laboratory analysis is provided in Appendix C.
4.2 Evaluation of Results
The lithology of the underlying soil consisted of a fill material consisting of silty sand and gravels with
cobbles from surface to approximately 4 feet bgs.This backfill was present in all four soil borings located
on the auto repair shop property.The fill material was followed by silty clay to approximately 11 feet bgs
and then a silty sand with trace gravels to approximately 15 feet bgs.Each location was terminated at 15
feet bgs as groundwater was encountered in the soil at approximately 9 feet bgs.
The analytical results of the soil chain-of-custody forms are included in Appendix C.
4.2.1 Soil
Soil sampling results are listed below for the sample collected.Samples were above Tier 1 RBSLs for
benzene, and the 500 mg/kg threshold for GRO in sample SB-1@4'.

Groundwater results were above Tier 1 Risk Based Screening Levels (RBSLs) in SB-1 and below Tier 1

5.0 CONCLUSION
The subsurface investigation was completed to investigate the potential for petroleum contamination from
RECs as identified in the Phase I ESA.Testing was completed at locations where target analytes were
most likely to be present.The target analytes were characterized to be most relevant to historic usage.

5.1 Recommendations
Based on the Phase II ESA sampling results, Seneca has determined that there is a release of petroleum
products on the subject property which will need to be reported to the Colorado Division of Oil and Public
Safety. The current owner of the property should maintain the environmental liability and be responsible
for the assessment and remediation of the release.Remediation objectives may be best achieved during
demolition of the fuel system where impacted media can be more readily accessed.Dewatering is going
to be required to install the new USTs and may require treatment of the discharge. In addition, soil impacts
from the hydraulic lifts were observed in front of the garage bays which will need to be excavated and
disposed during development.

6.0 PHASE II ASSESSOR
We have performed a Phase II Environmental Site Assessment at Kum & Go #951 located at Southwest
Corner E. Prospect Rd. and S. Lemay Ave.,Fort Collins,Larimer County,Colorado in conformance with
the scope of limitations of ASTM Practice E 1903-19 and for the following objectives:
Objective 1 - Assess whether there has been a release of hazardous substances within the meaning of

7.0 ASSUMPTIONS AND LIMITATIONS
This report is intended for the sole use of Kum & Go L.C.,1459 Grand Avenue,Des Moines, Iowa.
This report and the findings contained herein are representative of conditions, at the Subject Property,
on the date of this report.The information contained in this report is based on a limited number of
boreholes, monitoring wells, and a limited analytical suite.The samples that were collected are assumed
to be representative of the small area surrounding the borehole or monitoring well.Failure to discover
hazardous substances or conditions at the time of this report through appropriate techniques does not
guarantee that additional hazardous materials or substances do not exist at the site.We make no
warranty, expressed or implied, for this property nor make certification of the suitability of future use of the
property based on the results of this assessment, except that our services were performed in accordance
with the level of care and skill ordinarily practiced by members of the profession in this area at this time
under similar budget and time constraints.
