This letter is in response to your inquiry regarding how best to
post the commercial corner at Horsetooth and Manhattan with a sign
indicating future commercial area. As you know, the Planning and
Zoning Board requested that a sign be placed on Parcel A of the
Park South Overall Development Plan so that future home buyers in
the area will have sufficient notification that these 7.3 acres
will develop in a commercial fashion.
According to Peter Barnes, the City of Fort Collins Zoning
Administrator, you are allowed two signs, one per frontage. Signs
can be no larger than four square feet per face. The shape may
square or rectangular, depending on the configuration of the sign
copy. The maximum height is 10 feet from grade. The signs must be
placed on private property, not within the public right-of-way.
It is important to emphasize that the sign copy must be as
informational and generic as possible. If the signs are found to
contain a commercial or advertising message, then the signs may be
interpreted to be off -premise signs, and subject to all the Sign
Code restrictions pertaining to off -premise signs. It is
recommended that the four square feet per face be limited to
factual information only without reference to commercial or
advertising messages.
