Dear Sherry,
Here is our response to staff comments on PHASE A PRELIMINARY,
PARK SOUTH P.U.D./#8.14:
1. Information noted and acted upon by Stewarts
2. Comment Noted: However Developer has decided not to
replat the 14-Duplex Lots on Stream Court, so it will
not be necessary to rework the electrical system.
3. Comment Noted: Stream Court and Duplex Lots to be
retained, as note 2.
4. As note 3.
5. Rear easements in single family lots along existing
Albion Way Housing (Revised 14,13,12,11,10,9,8,7 & 6)
is 10 feet. The drainage will be piped, as shown on
Stewarts Preliminary Utility Plan. There will not be a
swale. Therefore, there will be adequate space for
Mountain Bell in the easement. In addition, there is a
10 feet easement on the Albion Way Lots, making 20 feet
of contigious easement for utilities and drainage. All
SFT Easements have been measured to 5 feet.
6. Comment Noted: variance for street intersections is
not now required.
7. Non -matching dimensions: Preliminary Utility shows a
R.O.W. radius of 15 feet at external corners. Site
plan shows 20 feet radius along flowline of street.
Stewarts assure me that this is consistent with the 15
feet R.O.W. radius. Internal corners along curbline
are changed to 25 feet.
8. Access ramps at sidewalks now shown at intersection
Dennison Avenue and Boulder Court, now shown.

9. Intersection of Manhattan and Dennison is already in
place, approved and built in 1979 as part of the Park
South P.U.D.. At that time Dennison was called
Boulder Street. The approved plan does not require
curb, gutter and sidewalk.
10. Streets renamed as Dennison Avenue with Boulder Court
for the cul-de-sac. Trust this is satisfactory for Lot
identification.
11. Landscape intent of individual lots now shown on site
plan, note 8. Typically, one Decidious or Evergreen
tree shall be planted in the front yard of each lot
prior to obtaining a C.O. Landscape plan and
maintenance for Manhattan frontage to Parcel 'F', as
per P.U.D. approved plan of 1979.
