Day Larimer County Planning Post Office Box 1190 Fort Collins, CO 80522 Dear T.K.: Staff has reviewed Hicks Special Review #z-15-88, and has the following comments: 1. Our traffic engineer questions why the developer doesn't access off of the frontage road as well as State Highway 392. 2. The landscape plan is inadequate. There should be more plant material along Highway 392 and the site should be buffered from existing and future land uses adjacent to the property. The landscape should be automatically irrigated. 3. "Sunburst Honeylocusts" are bright yellow trees usually used as an accent. Since these are the only deciduous canopy trees proposed for the site, a species with green foliage would be more appropriate. The same comment goes for the Junipers selected which are blue and gold. 4. The combination of brick veneer, synthetic stucco and cedar trim make the south facade very busy. Staff would encourage less diverse building materials and simpler architectural detailing. What does the south elevation look like? 5. What kind of signage and lighting is proposed? 6.
