Proposed access is off Hwy. 392. We are waiting for the Traffic Engineer Report. 2. Traffic impact will come from the Traffic Engineer Report and the State Hwy. Department. 3. The land to the East and South is farm land. To the North is State Highway 392 and commercial land. To the West is Interstate 25 and commercial land. 4. Fort Collins has water lines to the property. The sewer system will be septic tanks and lines. 5. Details for roads and parking can be found on architects drawing. 6. Elevation drawings can be found on architects drawing. 7. Detailed landscape plans are attached. l 8. Storage areas are located in main building. 9. We expect 300 to 350 clients a day. 10, We expect to have 10 employees including owners. 11. Days of operation will be seven. Hours of operation each day will be from 6 a.m. until 12 midnight. 12. The proposed type of business is a convenience store with Texaco gasoline and Bar-B-Q. The meat will be smoked outside in closed pits and brought into the kitchen. 13. There should be no negative impact such as noise, air pollution or hazards. There will be a minimal amount of smoke from the pits. 14. Fire protection facilities will be as the Fire Department requires. 15. Drainage is on architects drawing. 16. Property is not next to city limits.
