HomeMy WebLinkAboutHEWLETT-PACKARD, BUILDING FOUR - PDP - 54-88G - CORRESPONDENCE - RESPONSE TO STAFF REVIEW COMMENTSFebruary 17, 1998 Mr. Ted Shepard City of Fort Collins Current Planning 281 North College Avenue Fort Collins, CO 80521 RE: HP Genesis IV Dear Ted, Thank you for your comments regarding the HP Genesis IV project. We have incorporated some changes to the loop road and to the parking area since the previous submittal. The loop road changes occur near the CR9 gatehouse and reflect a layout similar to the existing entrances near Harmony Road. They provide improved turning movements for the operations near the security checkpoint at this end of campus. The changes to the parking lot affect the eastern end of the parking area. This area has been reconfigured to 1) allow closer access from the accessible spaces to the nearest building entrances, 2) provide a drop-off area which also functions as access to the fire lane, and 3) provides visitor parking adjacent to walks which lead directly to the main building entrance. All comments have been addressed in full on the drawings with the following exceptions or clarifications. Comments specific to the engineering drawings have been addressed in a separate letter from Sear -Brown. The following comments are from your letter dated February 13, 1998: Comment # Response 1. We have indicated the appropriate number of street trees along the County Road 9 frontage. We have, however, shown the trees in an informal arrangement rather than the standard 40' spacing for the following reasons: a. The Hewlett-Packard campus perimeter is characterized by large berms and informal tree plantings. We would prefer to continue this effective treatment along this final segment of street frontage. b. Symbios Logic (due west of Hewlett-Packard) is currently under construction and will have a similar informal treatment along the County Road 9 frontage. For similar reasons, we have shown deciduous shade tree plantings along the interior loop road in informal groupings rather than 40' on center. The number of trees in each case corresponds to the number which would be required to achieve the 40' spacing tree design LANDSCAPE ARCHITECTURE URBAN DESIGN PLANNING BHA DESIGN, INC. 4803 INNOVATION DRIVE FT. The cottonwood which was removed is indicated on the separate HP Genesis IV Tree Transplanting Plan. The following are responses to comments received by Zoning: Comment Response 1. We have continued to show the contours on the site plans since it is a required item on the site plan checklist. We have tried to lighten them so they do not interfere with other information. 3. The proposed parking area is modeled after the existing permanent parking on the remaining HP campus. Due to the curving layout divided by large landscape islands, the interior of the parking area is covered by over 15% landscape area. This exceeds the 10% minimum landscape requirement. 7. The exact size and location of any exterior trash enclosure area is uncertain at this time. It will likely be incorporated into the service area east of the building, and would be screened from view by screen walls in this area. Sincerely, bha^design inc. by Angelatr-- ilewski
