names should begin with the file type, followed by the project information, and
round number. Example: UTILITY PLANS_PROJECT NAME_PDP_Rd2.pdf
File type acronyms maybe appropriate to avoid extremely long file names.
Example: TIS for Traffic Impact Study, ECS for Ecological Characterization Study.

4 12/14/2021: INFORMATION:
All plans should be saved as optimized/flattened PDFs to reduce file size and
remove layers. Per the Electronic Submittal Requirements AutoCAD SHX
attributes need to be removed from the PDF’s. AutoCAD turns drawing text into
comments that appear in the PDF plan set, and these must be removed prior to
submittal as they can cause issues with the PDF file. The default setting is "1"
("on") in AutoCAD. To change the setting and remove this feature, type
"EPDFSHX" in the command line and enter "0".

On the forebay, please reduce the outlet “notch” or “curb cut” to 1.5-inches.
RESPONSE: Forebay detail has been updated per comment.
12/14/2021: FOR FINAL APPROVAL:
The rain garden forebay should be made of concrete to provide for easy
maintenance and sediment removal. Feel free to contact me for examples from
other projects.

Fill out the design information table on the standard detail for the outlet
structure.
Please also cross out any items not needed – such as the extended detention
orifice plate (if not being used).

Upon completion of construction, the project will need to submit a Lot Grading
Certification and a Site Stormwater Certification before the CO can be issued.
This will need to be filled out by a Colorado Professional Engineer. I have

I am not seeing a hydrozone map or table on the plans. Please point out if I have
missed it. If not, please add a hydrozone map and annual water use table to the
plans. See the included example.

Irrigation Water Service and Irrigation Plan Requirements -
The next FDP submittal will need to include:
- Preliminary Irrigation Plan (PIP) – plan requirements can be found at:
www.fcgov.com/WCS.
Please contact Eric Olson (eolson@fcgov.com or 970-221-6704) with questions
regarding the required PIP.
*The PIP only needs to be prepared for the areas that are being revised.
-Water budget (annual usage) and irrigation peak flow (gallons per minute). This
information should be included on the PIP and Landscape Plans.
*The water budget and irrigation peak flow need to be updated for the entire
site.
-Landscape Plan including hydrozone table updated with 2022 values – 3, 8, 14,
and 18 gallons/square foot/year for very low, low, medium, and high zones,
respectively. These requirements were mentioned during the Major Amendment
Review with more clarification to come at FDP review. These are the result of
recent changes to Fort Collins Utilities Water Supply Requirements (WSR) and
Plant Investment Fees (PIF) codes which were adopted on Oct. 5, 2021 by City
Council. These changes are to be implemented 1/1/2022; more information can

Response: We apologize for the omission of the Hyrdozone plan, it is included
with the Landscape drawings (L.6)

The existing 1.5 inch commercial water and 1.5 inch irrigation services currently
do not have an annual water allotment associated with them. To bring these
services up to current City Code, an annual water use allotment will be added to
each service upon approval of the development project. Please contact our
Utility Fee and Rate Specialists at (970) 416 4252 or UtilityFees@fcgov.com for
more information or questions. We can discuss this further during FDP.

How much area is going to be disturbed with your project?
Area of Disturbance: Total area at the site where any Construction Activity is
expected to result in disturbance of the ground surface. This includes any activity
that could increase the rate of erosion, including but not limited to, clearing,
grading, excavation, and demolition activities, installation of new or improved
haul roads and access roads, staging areas, heavy vehicle traffic areas,
stockpiling of fill materials, and borrow areas. That will help us better estimate
the Inspection fees. Please add a note to the plans indicating the area of
disturbance.
Note: if the disturbed area is less than an acre but over 10,000 square feet no
Erosion Control report would be required and only erosion and Sediment Control
Plans would be needed. If the disturbed area exceeds one acre an erosion and
Sediment Control report would also be required.

review. Please describe in detail, how the existing irrigation system will be
adjusted to accommodate the landscape renovations or additions. Create an
irrigation legend identifying specific zones and methods of converting from turf
watering to drip applications. Please refer to the provisions outlined in Section
