HomeMy WebLinkAboutPRESTON-KELLEY 3RD SUBDIVISION - FINAL - 54-88i - CORRESPONDENCE - STAFF'S PROJECT COMMENTSCommu& Planning and Environmental evices Current Planning Citv of Fort Collins November 2, 2000 The Sear -Brown Group C/o Jim Allen -Morley 209 South Meldrum Street Fort Collins, CO. 80521 Dear Jim, Staff has reviewed your documentation for the PRESTON-KELLEY 3rd SUBDIVISION (Two Lots) - Project Development Plan (Administrative Review, Type I, Land Use Code) that was submitted to the City on September 13, 2000, and would like to offer the following comments: 1. Jim Hoff of the City's Technical Services (Mapping/Drafting) Department offered the following comments: a. The subdivision plat boundary closes and the legal description matches the plat. b. County Road No. 9 is now Ziegler Road. This should be added to the subdivision plat. C. How wide is the City power line easement along the south and west sides? d. The Power Line Easement statement along the west side needs an arrow to the easement. Please contact Jim, at 221-6588, if you have questions about these comments. 2. Doug Martine of the Light & Power Department stated that they have no concerns or comments regarding this request. 3. Dennis Greenwalt of AT&T Broadband (cable television) stated that they would like to see public utility easements along the roadways. 281 North College Avenue • P.O. Dave Stringer of the Engineering Department stated that they have no concerns or comments regarding this request. 6. Doug Moore of the Natural Resources Department stated that they have no concerns or comments regarding this request. 7. Peter Wray of the Advance Planning Department stated that they have no concerns or comments regarding this request. 8. Mike Spurgin of the Post Office stated that they have no concerns or comments regarding this request. 9. Chuck Ainsworth of the Parks & Recreation Department asked what landscaping the City is going to be responsible for? Does this property/project have its own irrigation tap and controller? Please contact Chuck, at 221-6303, if you have questions about his concerns. 10. Rick Lee of the Building Inspection Department stated that the City will enforce various Building Codes (please see attached). The information provided for this project is broad based and, without additional information, there are no UBC requirements at this time. 11. Michael Chavez of the Poudre Fire Authority offered the following comments: a. A fire department access road shall be provided and maintained unobstructed. b. Address numerals shall be visible from the street fronting the property, and posted with a minimum of 6" numerals on a contrasting background (example: bronze numerals on brown brick are not acceptable). C. PFA shall be contacted to discuss the separation of ownership of fire sprinklers and fire alarm systems relative to a fire response plan. Peter Barnes of the Zoning Department stated that they have no concerns or comments other than the applicant probably should have submitted a "for information only" Site Plan with the subdivision plat since the buildings are existing and the proposed lot line goes right through the buildings. • • General comments expressed by staff at the weekly Staff Review meeting on November 1, 2000 are as follows: 13. The Technical Services Department has several comments and questions, such as how big is the power line easement along the west and south sides? 14. The Stormwater Utility needs a letter about the acceptance of off -site drainage. 15. The Transportation Planning Department wants assurances that existing cross - access easements between properties will remain. This completes the staff comments at this time. Additional comments will be forthcoming as they are received from City departments and outside reviewing agencies. Please submit 5 copies of the revised subdivision plat as soon as possible. The revised subdivision plats must be resubmitted to the City Current Planning Department within 90 days of the date of this comment letter (November 2, 2000) or the request becomes null and void (Section 2.2.11 - Step 11(A) of the Land Use Code).
