The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Denver. CO. 80202. LAND USE DATA: Request for 200.000 square feet of office space, divided between two buildings, two and three stories in height, located north of Building Six, at the northeast corner of Harmony Road and County Road #9. COMMENTS: Since additional electrical power will need to be brought to the site, the City's Light and Power Utility will need to meet with H-P representatives to determine the proper amount of power and entrance capacity. A Commercial One ("C-1 ") Form will need to be completed by the electrical contractor. For further information, please contact Kevin Westhuis, Light and Power Utility, 221-6700. 2. There is a 12 inch diameter water line stub under C.R. 99 that is available to serve the site. It may be possible to tie new buildings' sanitary sewer directly onto internal mains. If so, then there is no need to connect to the City mains. For further information, please contact Roger Buffington, Water and Waster Water Utility, 221-6681. The request may be processed as an I-L Site Plan Review. This is an Administrative Review by the Director of Current Planning. 4. The Zoning Administrator has determined that a roof projection that houses rooftop air intake mechanical equipment may exceed 40 feet in height. 5. The Poudre Fire Authority will require that the emergency fire access between Buildings 3 and 6 must be retained. Also, access will be needed through.the new expanded courtyard. The new buildings must be equipped with automatic fire sprinklers and fire alarms. Be sure that the fire hydrants are capable of delivering the proper amount of water pressure for the two new buildings. The Building Inspection Division cautions that the first four buildings were classified by the Uniform Building Code as having "unlimited" floor space based on a minimum of 60 feet of yard setback. Be sure the new buildings do not jeopardize this classification by encroaching into this setback area. 7. Handicap exits must have sidewalks meeting A.D.A. requirements that lead to the parking lot in an unobstructed manner. For further information regarding handicap accessibility and compliance with the Uniform Building Code, as amended and adopted by the City of Fort Collins, please contact Sharon Getz, Plans Examiner, 221-6760. 8. The site is located in the Fox Meadows Drainage Basin. The Storm Drainage Fee in this basin is $6,468 per acre, subject to the amount of stormwater detention and the runoff coefficient. 9. The standard Drainage Report, Drainage and Grading Plan, and Erosion Control Plan are required. The Drainage Report must verify compliance with the Overall Drainage Plan done by Nolte and Associates. Some additional detail is needed concerning the location of the downspouts and the routing of flows to the outfall. Also, additional detail is needed regarding grading and erosion control design. 10. The drainage channel along the north property line needs to be constructed at least along the proposed Building 5 and the new parking area. 11. The easement for the channel, in its final location, will be required with this project. This easement should continue through the ponds and to the outfall offsite. The Street Oversizing Fee will apply to the two new buildings and assessed at the "office" rate. This fee will be assessed on pro -rated basis for the acreage of the new structures. Since the site is already platted, any new easement dedications must be by separate legal instrument that specifically names the City as the beneficiary of the dedication. Please be cautioned that since the I-L Site Plan Review will precede the review of the civil engineering documents, a building permit cannot be issued until the Utility Plans are signed off by the appropriate City Departments.
