Design 4803 Innovation Drive Fort Collins, CO 80525 Dear Angie: December 22, 1997 The following comments are provided for the H-P Modular Buildings Relocation Minor Amendment: 1. The Tree Mitigation Plan has been approved by the City Forester. 2. Please provide bicycle parking at the entrances to the buildings. There should be space for 19 bikes. Racks should be permanently anchored to concrete. 3. It appears that the sidewalk on the north side of the modulars does not connect to the larger existing walkway system. If it does, please clarify. 4. As indicated, there is no vehicular connection between the parking lot north of the modulars and the lot south of Building One. Would it make sense to connect these two lots with a drive aisle? Would such a drive aisle be required by Poudre Fire Authority? 5. Please indicate pedestrian crosswalks, with ramps at the proper location, across the drive aisle for the handicap parking spaces. 6. Please label the building dimensions and distance to the nearest property line. 7. Attached are comments from Sharon Getz, Commercial Plans Examiner, Building Inspection Division regarding compliance with handicap accessibility. Please add a note to the plans that Modular Buildings Relocation Plan is valid for a period of three years after approval, with the option of two, one-year extensions. 9. On the Site Plan, please indicate that the modulars are to be used for offices. 10. A note should be added to the Site Plan indicating that these new modulars replace the existing modulars that are presently on the site and that these replacement modulars are not in addition to the existing ones. 281 North College Avenue - P.O. Both mylars should feature "Minor Amendment" as the title in a prominent location, with the date to be determined by the Planning Department, as the approval date. This concludes our comments at this time. Comments from Engineering and the other utility providers have been transmitted to J.R. Engineering under separate cover.
