HomeMy WebLinkAboutHEWLETT-PACKARD TEMPORARY MODULAR CONFERENCE SPACE - I-L SITE PLAN REVIEW - 54-88 - CORRESPONDENCE - STAFF'S PROJECT COMMENTSDevelc6- ent Services • Planning Department Citv of Fort Collins June 21, 1988 Mr. Steve Balderson Facilities Engineer Hewlett Packard Mail Stop #32 3404 East Harmony Road Fort Collins, CO. 80525 Dear Steve: Staff has reviewed the request to add temporary classrooms and conference rooms to the approved site plan for Hewlett Packard and offers the following comments: As you are aware, Staff is concerned that the temporary nature of the modular buildings do not become permanent structures. Since the City is waiving the street oversizing fee, it is in the City's interest not to have the structures become permanent without the benefit of paying into this fund. As a result, please add a note to the site plan stating that the approval of amended site plan will be for a period of one year. At the end of one year, if you still desire to keep the structures, you must apply for a six month extension. You will be eligible for a maximum of two successive six month extension. After the second six month extension, the structures must be removed or the street oversizing fee must be paid. 2. Please keep in mindf that should you need an extension, you should apply at least one month in advance of the expiration date so as to not place the structures in violation. 3. Since the modular units are being installed on existing pavement, there should not be any impact on the storm drainage of the site. However, to meet the requirements of the City's Stormwater Utility, a letter must be submitted by an engineer stating there will be no impact on the existing site drainage and requesting a variance from our storm drainage submittal _ requirements. Please address this letter to Mrs. Susan Hayes, Stormwatcr Utility, City of Fort Collins. 4. A indnimum of 20 feet for an access lane must be preserved between the modulars and the parking lot to the north. 6. The legal description should be given a bold title: LEGAL DESCRIPTION. 7. A title.should appear in the lower right hand corner. 8. Both drawings should be given a scale and a north arrow. 9. It should be noted on the site plan that the document is for the purpose of satisfying the requirements of the I-L Site Plan Review. 10. The site plan should show the surrounding adjacent land uses and zoning to a minimum of 150 feet exclusive of right-of-way. Also, the existing zoning of the site should be on the drawing. 11. It should be stated on the site plan that the objective of the request is to provide temporary, additional space for classrooms, conference, etc. This concludes staff comments at this time. Please submit 3 prints of the revised plan. I will be returning from vacation on June 30, 1988. After reviewing the revised prints, I will schedule an administrative hearing with the Planning Director. At this time, please provide a signed reproducible mylar of the site plan. This mylar will be signed by the Planning Director and filed with the City Clerk's office for permanent storage. You will then be able to proceed with the building permit application.
