The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Modifications and additions to these comments may be made at the time of formal review of this project. Harmony Rd., Fort Collins, CO 80525 LAND USE DATA: Request for 9 temporary mobile home structures located on the northwest of building one for classrooms and conference space. COMMENTS: 1. The Poudre Fire Authority requests that all parking lot drive aisles maintain a 20 foot minimum width. Minimum turning radii are 20 foot inside and 40 foot outside. 2. All temporary structures must not obstruct any fire hydrants or other fire connections. Minimum setback from fire hydrants is 15 feet. 3. The placement of the temporary structures should not be over any utility easements. 4. The process for approval of the request is known as the I-L Site Plan Review. The total application fee is $110. An application form is enclosed and please be sure to sign the back at the bottom of the page. 5. Please submit the application form, application fee, and 20 prints of the site plan showing the proposed temporary buildings. Please indicate on the site plan whether any existing landscaping will be affected or if any new landscaping will be added. 6. Please reaffirm on the site plan that the temporary structures will be skirted and painted to match the exterior of Building One as closely as possible. 7. The site plan should also include a legal description of the H-P facility. 8. The site plan should also include the appropriate signature blocks for the owners, and the Planning Director. Examples are enclosed. 9. The site plan should include a vicinity map that extends at least one mile from the site. 10. The review process should take no more than three weeks. Building permit application may proceed concurrently. 11. Staff is concerned about the temporary facilities becoming permanent without the benefit of paying into the City's Street Oversizing Fee. As a result, Staff would recommend that the IL Site Plan Review approval be granted a one year approval period eligible for two successive six month extensions. If, after two years, the temporary structures are still needed, then the approval must be again be reviewed by the Planning and Zoning Board and the Street Oversizing Fee assessed.
