Box 1190 Fort Collins, CO. 80522 RE: Saddleback Subdivision Phases II, I1I, IV, #5-71-88 Dear Mr. Day: Thank you for allowing the City of Fort Collins Planning Department to com- ment on the Saddleback Subdivision, Phases II, III IV. Although the deadline has passed, it is hoped you will still find these comments useful. 1. Phase II exceeds the 660 feet maximum distance allowed to be served by a single point of access. Phases III and IV benefit from Wakonda Drive as a second point of access but Phase II is out of compliance. 2. The proposed density is too great to be scr, :ed by a roadside ditch with no curb and gutter. City of Fort Collins Planning Department would only support street specifications that met City standards including pavement width, pavement thickness, curb, gutter and sidewalk.:.:,. r If there are any questions regarding these comments, feel free to call.
