The location of the property which is the subject of said hear- ing is as follows: General Location: Conoco Service Station Expan- sion, consisting of the expansion of an existing service station, adding a one bay car wash and one mechanical bay, located on the southwest corner of South Taft Hill Road and West Mul berry, City of Fort Collins, Colo- rado. Legal Description: A tract of land situated in the Northeast Quarter of Section 16, Township 7 North, Range 69 West of the Sixth P.M., County of Lar inner, State of Colorado described as follows: Beginning at the Northeast corner of said Section 16, thence South 00-25' East 165.00 feet along the East line of said Northeast Quarter; thence north 89035'30" West 165.00 feet; thence North 00025' West 165.00 feet to a point on the north line of (said Northeast Quarter; thence South 89°35'30" East 165.00 feet along said North line to the point of beginning, subject to County road right-of-way over the North- erly and Easterly 30 feet of said tract.
