Per discussion with staff, the revised plans show proposed ramps and a cross aligned with one of the main sidewalk connections into the park. We would like to work with you to find appropriate locations for enhanced crossings and/or traffic calming installations that could enhance the Park project, and make it more accessible.Response: An enhanced pedestrian / bike crossing of Nancy Gray will be included and addressed in the trail design drawing set. This feature will not be included in the park design drawing set as it is not adjacent to the park site or the park improvements. The park plans include ramp connections to on-street parking along Miles House Avenue and include 1 striped cross walk across Miles House Avenue. Any private alley, private road, or private drive serving as a fire lane shall be dedicated as an Emergency Access Easement (EAE) and be designed to standard fire lane specifications.The proposed structures (restroom, shelter, ping pong area) are beyond the required access distance. Access shall be required or an alternative method request must be submitted for approval.Response: A 16’ wide and 150’ long fire access road has been added to the site plan. Access to this lane is off Miles House Avenue. This additional lane allows for access within the 150’ of the restroom and picnic shelter structures. Other more direct routes are provided down the promenade between park amenity areas. The raised planting bed is proposed to remain adjacent to the playground in order to achieve multiple design objectives of the playground space. With the parking capabilities, the minimum field size should be 40 yards by 50 yards. This way we could set up a 30x40 soccer field which draws a demand of about 50 people during a game. The dimension would also let us have capabilities to angle field differently for wear and overseeding practices. A minimum field size of 40 yards by 50 yards would also support schedule practice or drop in use with out drawing to much demand on the parking situation.Response: Unlike community parks, neighborhood parks (like this one in the Bucking Horse neighborhood) do not have programmed activities. The area shown for informal practice field use has been reduced to the 40 yards by 50 yards requested. The irrigated lawn space is larger than the playfield requirements and will allow soccer practices to use the area and shift where they practice if necessary. On this project, there are 49 Honey locusts proposed out of 83 canopy shade trees. Please significantly decrease the number of Honey locust trees and incorporate additional Kentucky Coffeetrees, and/or Texas Red Oak or Shumard oaks (see note above). An additional option is to add catalpas or London plane trees to the plant list.Response: As many as 15 different species of deciduous trees are included to achieve an overall diversity in species. The design intent is that trees lining the promenade create uniformity in shape, color, structure, texture and growth rate. The intent is to have an overarching, but airy canopy of resilient trees with a good track record in Colorado along this promenade. Avoiding large leaf drop or dropping or dropping of fruit along the promenade is also a goal. While we have considered other species, we feel the honeylocust is the best tree to meet the design objectives. We have increased the spacing and reduced the overall quantity so that this species doesn’t exceed 15% of the overall tree quantity. As requested, the quantity of honeylocust on the planting plan has been significantly reduced from 49 to 22.
