Re: The Overlander by Balfour- Existing Tree Removal Feasibility Letter
(previously submitted as Balfour at Fort Collins for PDR)

Fort Collins, Colorado
PDR210011
Based on a site inventory of trees provided by the City of Fort Collins Forestry staff provide
on September 1, 2021 six existing trees occur within the limit of work (LOW). Of those trees
four of them are in poor condition or are dead and have been recommended for removal by
City Forestry. The two other existing trees are a 17” DBH Plains Cottonwood in fair/ minus
condition (tree #2) and a 10” DBH Honey Locust in fair / minus condition (tree # 5). Due to the
current condition, we believe that the existing trees would not survive transplanting efforts.
Both trees will be necessarily impacted by construction for the following reasons:
• Tree # 2 (east of secondary farmhouse):
o To provide for increased handicap accessibility to the existing farmhouse (to
remain in place), the grading around the house will need to be raised.
o To provide for positive drainage away from the farmhouse and better
management of stormwater, grades will need to be adjusted.
o There is concern that due to the leak branching nature of cottonwood trees,
the removal of this tree will be in the best interest of the existing farmhouse
and facility users safety.
o To provide for upgraded / new utilities to the existing farmhouse.
• Tree #5 (north of grainery):
o To provide for positive drainage away from the farmhouse and better
management of stormwater, grades will need to be adjusted.
Each will be mitigated per city code and guidelines. City has provided a mitigation rate of 2
to 1 for the Plains Cottonwood and 1.5 to 1 for the Honey Locust.
Thank you for your consideration of this request.
