For your information, attached is a copy of the Staff's comments concerning
the Amoco Gas Station at Taft Hill Road and Elizabeth Street, which was
presented before the Conceptual Review Team on June 27, 1988.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: June 28, 1988
ITEM: Amoco Gas station at the south west corner of Taft Hill Road and
Elizabeth Street.
APPLICANT: Wendell Ayers and Bill Van Horne, Holland West, Inc., 6920 south
Holly Circle, Englewood, CO 80112
LAND USE DATA: Request for adding a new canopy, new underground gas
tanks, new gas pumps, a new car wash bay and interior remodeling at the
Amoco Service Station No. 5401 at Taft and Elizabeth.
COMMENTS:
I. The zoning administrator has determined that the proposed project Js an
expansion of a non -conforming use. A description of the Non -Conforming
Use Review Process is attached. (Planning)
2. Comments from the Fire Department, Water and Sewer, Storm Drainage and
Light and Power are the same as last -time. Refer to May 31, 1988 com-
ments. A copy is attached for your review. (Planning)
3. The location of the new gas canopy is not a violation of the code, therefore
no variance is required. The Planning and Zoning Board, however, will
review this expansion in terms of the impact on the surrounding neighbor-
hood. Design Guidelines for Neighborhood Convenience Centers recommend a
25 foot setback from the street right of way. (Planning)
4. Rick Ensdorff the City traffic engineer will review the traffic study and
respond to your consultant, Matt Delich. (Traffic)

5. An access ramp will be required at the corner of Taft Hill and Elizabeth.

6. No landscape variances are required, however the Planning and Zoning
Board will be reviewing this expansion in terms of its impact on the
surrounding neighborhood so additional landscaping is recommended. A
landscape plan will be required. (Planning)

7. Submit a letter from a Professional Engineer stating that there is no impact
on the existing storm drainage and request that normal storm drainage
submittal requirements be waived. (Storm Drainage)
8. Street oversizing fees will be charged at the time of building permit
issuance. (Engineering)
9. An application form and development review schedule is attached. (Planning)
