City code was changed near the end of this project design. This code change requires a separate irrigation service that
had not been planned for in the site design. In addition, the frontage of this site consists of many mature trees and has
been largely "blacked out" by "critical root zone" by Forestry. As such the options for bringing water and sewer services
to the site have been challenging. This variance allows the site design to connect the proposed 3/4-inch irrigation
service to the proposed 1.5-inch domestic water tap. This will occur upstream of the domestic meter. A separate
irrigation meter will still be included on the site plan. - Matt Simpson (review engineer)
