Re: Bloom Filing One Development
Dear Ms. Roche:
This letter accompanies our PDP submittal for Bloom Filing One. Our team met on-site with Forestry staff on multiple
occasions to review the existing trees within the project limits. Information from those meetings, including tree
mitigation requirements are included in our submitted drawings.
The site has a total of 38 existing trees of size and species to be counted by the Forestry Department. There are
additional smaller trees of habitat value that were inventoried by Environmental Planning. Many existing on-site trees
are in FAIR to FAIR MINUS condition and/or are undesirable species such as Siberian Elm. The site plan layout has
been designed to retain existing significant trees and groupings where possible. A total of 13 trees will be removed,
requiring 23.5 (24) mitigation trees. Mitigation for Forestry trees are accounted for and noted on the Tree Mitigation
Plan. Of the trees planned for removal none exceed FAIR quality. All trees being removed are due to conflicts with
the proposed and site work. Due to the quality of the trees and fact that many are large multi-stemmed trees, we do
not believe they are suitable for transplanting off-site. One hazard tree is being removed due to potential safety
concerns with adjacency to developed residential lots and the future regional trail through the site. A complete listing
of trees to be removed and are noted on sheet LP003 of the PDP submittal.
The unique American Plum Stand and many mature Cottonwood trees on site are planned to be preserved through
careful site grading. Note that there may be future filings of this project that will need additional review of existing on-
site trees. Mitigation plans for any future filings will be prepared with those submittals to confirm any additional
impacts to existing trees. We feel that our team has taken reasonable measures to preserve and protect existing
trees on the site, while working within other jurisdictional requirements and clearances.
