After visiting the site, it appears that there are wetlands and wildlife habitat areas which will be impacted by the proposed Pace Warehouse. In addition there are other site constraints which should have a bearing on site design. The following are all -development criteria which may apply: 2 (compatibility and sensitivity to immediate environment of the site) 5 (elements of the comprehensive plan) 12 (soil and geology contraints) 13 (significant vegetation) 14 ( wildlife habitat) 20 (wetlands under the clean water act) 28 (natural topography, natural water bodies and water courses, existing desirable trees - wetlands should be considered water bodies, and drainage swales should be considered water courses) 31 (aesthetic quality of site configuration) Since these are all development criteria, the developer should be able to provide an affirmative answer for the project to be considered viable. With regard to the master plan, some of the sensitive area boundaries need to be amended since the north/south roadway has been moved. End of Item 6.
