Plan #76-88C, have already been sent to the project engineer. The reason noted in the preliminary drainage letter for no detention was that the run-off from the site would peak and be gone before the peak of Fossil Creek. This is partially true, however, the primary reason is that the master plan uses 100 year developed flows for determining the floodplaifi for Fossil creek. This was due primarily to the fact that Fossil Creek is contained by steep banks, therefore the floodplain limit varies little from historic flow to fully developed flow. 2. The Fossil Creek Master Plan calls for erosion control structures and rip rap protection along Fossil Creek. PACE is not immediately adjacent to Fossil Creek, but since the project is proposing massive earthwork and is the anchor for the development, these master plan improvements should go in with the PACE project. The cost, including design, is completely reimburs- able by the Stormwater Utility. 3. The design of Fossil Creek Parkway to the east of College will have to involve the Fossil Creek Meadows Homeowner's Association. They own the landscape and irrigation system within the existing alignment. 4. The 404 permit required for impacting the floodplain east of College could take time to get, since there is the potential for environmental issues to surface. 5. A pedestrian crossing for homeowners on the north side of Fossil Creek Parkway trying to access the playground and recreation area on the south side is a neighborhood issue that needs to be addressed. 6. Please indicate building material colors on the elevations. Also indicate any mechanical equipment which may extend above the roof line. 300 LaPorte Avenue • P.O.
