Dear Frank:
Staff has reviewed the revisions for PACE Membership Warehouse - Preliminary
P.U.D. Plan #76-88C, and has the following comments:
1. Provide information about site lighting and catalog cuts of standards if
possible.
2. Provide additional information regarding size, illumination and general
appearance of proposed signage.
3. The elevations submitted were very helpful in evaluating the architectural
design of the building. Staff believes the grooved and ribbed band is a
positive design element and would like to see the apparent depth of the
banding enhanced with the color scheme. Painting the building grey is
acceptable, however, we are concerned that the blue banding will read more
as signage, than as architectural detail. Could you provide staff with some
alternate color schemes that you and your client would find acceptable?
4. Copies of letters received from the neighborhood regarding the PACE project
are attached.
5. Since it appears that Fossil Creek Parkway will not be built to full arterial
standards east of College, please provide an interim landscape plan. Show
existing plant material on the east side of College that will be impacted by
the road realignment. The proposed landscape plan east of College should
replace plant material lost as a result of the realignment.
6. Provide an additional note on the landscape plan indicating that areas
disturbed by the realignment of Fossil Creek Parkway will be seeded.
7. Provide architectural elevations for retail Building B.
8. The landscape plan needs to provide foundation plantings for Retail
Building B.

This concludes Staff comments at this time. Please note the following dates and
let me know if there are any problems in meeting the deadlines:
PMT's, colored renderings, and 10 prints are due January 17, 1988
