RE: PRELIMINARY DRAINAGE REPORT FOR THE PACE MEMBERSHIP
WAREHOUSE
Dear Glen:
The Pace Membership Warehouse site is located 3/4 miles south of
Harmony Road on the west side of U.S. Highway 287 in Larimer
County, Colorado (see the following Vicinity Map). Annexation
will soon bring this site within the City of Fort Collins. More
specifically this site is located in the Southeast Quarter of
Section 2, Township 6 North, Range 69 West of the 6th Principal
Meridian.
This property is currently undeveloped, mildly sloping land
covered with natural grasses. Two drainage swales drain through
this site. Both from 24" pipes that are located under the Bur-
lington Northern Railroad just west of the property. One of the
swales is located about in the middle of this property while the
other is very close to the north property line. The general
drainage direction of this site is to the southeast and is col-
lected by Fossil Creek some 200 feet east of this site's SE
corner. This drainage basin is explained in the Fossil Creek
Drainage Basin Master Drainageway Planning Study, by Simons, Li
and Associates, Inc., August 1982. Due to the sites proximity to
Fossil Creek, the City storm drainage staff stated, during con-
ceptual review, that no onsite detention would be required. This
is due to the belief that onsite flows would peak much earlier
than the upstream basin flows.

Development of this property will consist of a large warehouse
building and parking area. Stormwater from this site will drain
towards the southeast corner where it will be collected into a
storm drainage system via several inlets. Flows from the 24"
pipe just west of the middle of this site will also be collected
into this system. The flows will then drain to the east and
directly into Fossil Creek, see attached drainage plan. The
other 24" pipe that lies just west of this sites north property
line is proposed to be located in a swale just north of this site
and drain in an easterly direction until it finally enters its
historic drainageway (see Drainage Plan). Some parking lot flows
enter this drainageway.
A small part of this site does not drain as explained above,
this is basin "G". Flows from this area will drain directly into
a local road that is just west of the Pace site. This local
road, which is to be designed along with this site, will collect
100 year flows into several inlets and drain directly into the
storm system.
All drainage facilities will be sized during final design, as
required by the City of Fort Collins, for design rainstorms to
create safe passage of stormwater through the site to existing
drainageways.
