DESCRIPTION OF BOUNDARY
A tract of land located in the Southeast Quarter of Section 2,
Township 6 North, Range 69 West, of the 6th P.M., City of Fort
Collins, County of Larimer, State of Colorado, being more par-
ticularly described as follows:
Considering the East line .of the Southeast Quarter of said Sec-
tion 2 as bearing North 0°47'00" East from a found number four
rebar at the Southwest corner of said Section 2, to a found
aluminum cap in a Range Box, at the East Quarter corner of said
Section 2 and with all bearings contained herein relative
thereto:
Commencing at the Southeast corner of said Section 2; thence
along said East line of the Southeast Quarter, North 0°47'00"
East, 1752.72 feet; thence, North 88°45'00" West, 48.57 feet to
the Southeast corner of Cameron Park, First Filing according to
the Plat of said Subdivision as recorded, said point being on the
Westerly right-of-way of U.S. Highway 287 said point also being
the POINT OF BEGINNING; thence along said right-of-way, South 0°
51'10" West, 471.89 feet; thence, South 22°31'00" West, 67.30
feet; thence, South 0°55'44" West, 207.98 feet; thence departing
said right-of-way, North 89°02'00" West, 893.74 feet to the
Easterly right-of-way of the Colorado and Southern Railroad;
thence along said right-of-way, North 0°58'00" East, 747.00 feet
to the South line of Cameron Park Second Filing according to the
Plat of said Subdivision as recorded; thence along the said South
line and the South line of said Cameron Park First Filing, South
88°45'00" East, 917.40 feet to the Point of Beginning.
The above described tract contains 15.560 acres and is subject to
all easements, restrictions and rights -of -ways now on record or
existing.
