the Group Home at 3012 Worthington Street, which was presented before the
Conceptual Review Team on July 11, 1988.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: July 11, 1988
ITEM: Group Home for five elderly persons located at 3012 Worthington
Street.
APPLICANT: Doug and Sally Merle, 3012 Worthington Street, Fort Collins,
CO 80526.
LAND USE DATA: Request for a group home to provide care for five
elderly persons at 3012 Worthington Street.
COMMENTS:
1. Your home is located in the R-L zoning district which requires a special
review and approval by the Planning and Zoning Board for a Group
Home. A copy of the submittal requirements for this special review are
attached. (Planning)
2. A neighborhood meeting will be required. A map showing notification
area and a description of the neighborhood meeting process is attached.

3. According to our records the nearest existing group home is approxi-
mately 1700 feet northeast of your property, therefore the 1500 foot
minimum separation rule should not be a problem. However, staff would
encourage you to visit that group home to see if there has been any
neighborhood compatibility problems associated with that project. (Plan-

4. If the number of elderly persons cared for is limited to five, your home
will continue to be classified as a dwelling. Check with the building
inspection department to be sure you are aware of all code requirements
relating to the proposed remodeling of your home. (Building Inspec-
