RE: Prospect Plaza PUD Final
At the November 18 work session, several questions were raised regarding the
Prospect Plaza PUD Final Plan. Since this item was continued to the Decem-
ber 1, 1988 Board meeting, I wanted to provide you with an update and
response on these items.
The tree that was proposed to be added to the island at the front of the
Green Pepper Restaurant would conflict with the existing restaurant sign,
which is to remain. In lieu of this tree, the applicant has proposed to add
two ornamental trees to the landscape island along the site's Prospect frontage,
while retaining the tree at the eastern island in front of the building.
The landscape plan indicates two "options" for treatment of the landscape
island along Prospect. The landscape plan has been designed to meet Option II
(as suggested by staff), which provides for rock mulch (rather than sod) around
existing shrubs. With this option, all existing trees and shrubs would be
retained during re -grading, which would be required with removal of the
landscape timbers presently atop the curb along Prospect. The additional trees
and shrubbery would also be treated with rock mulch, while sod would be used
at the ends of the island.
The applicant is not proposing any signage on the new canopy. With the
exception of signage, this canopy would duplicate the existing Green Pepper
canopy, which is 12' wide and 20' in length (being flush with the building
gutter). The canopy has 8' of clearance and rises an additional 39" at its
highest point.
