Box 1606 Fort Collins, CO 80522 Dear George: A It has come to my attention that the required site improvements for Prospect Plaza PUD (approved December 1, 1988), which is owned by your client Mr. Henry Glissan, have not been completed. The results of my field inspection of the site on Thursday, September 21, 1989 indicate the following items need to be completed: 1. Closure/reconstruction of the eastern curbcut; 2. Installation of the landscape island at the southeastern corner of the site, which includes one Green Ash and three Buffalo Junipers; 3. Extension of the landscape island along the site's Prospect Street frontage, including installation of sod, one Green Ash and two Cotoneasters; and 4. Installation of one Green Ash in the existing landscape island at the south- west corner of the existing building. Furthermore, the site inspection revealed the installation of a satellite dish at the north side of the existing building, occupying three parking spaces. The placement of this satellite dish was not proposed as part of the PUD and therefore, is in violation of the approved PUD site plan. The Planning and Zoning Board has requested that the issue of the satellite dish be presented to the Board for their review and consideration and that installation of the remaining site improvements be completed as soon as possible. While I am aware that letters of credit were issued to the City for the landscaping improvements and the curbcut work, these letters of credit have apparently expired and it is also the City's desire that these improvements be installed as soon as possible. 300 LaPorte Avenue • P.O. box 580 • Fort Collins, CC) 80522-0580 • (30 3) _21-67;O If you have any questions or comments regarding this matter, please do not hesitate to contact me.
