HomeMy WebLinkAboutPROSPECT PLAZA PUD - FINAL - 73-88A - CORRESPONDENCE - RESPONSE TO APPLICANTw • Devertent Services Planning Department City of Fort Collins February 19, Henry Glissan 304 West Prospect Fort Collins, CO 80524 Dear Mr. Glissan: It has come to my attention that you have recently submitted new letters of credit to the City's Engineering Department and the Zoning Administrator for public improvements and landscaping not completed for the Prospect Plaza PUD. As you know, City staff, as well as the Planning and Zoning Board are con- cerned that these improvements have not been completed since the project's December 1, 1988 approval. A focus of the review and subsequent approval of this project was the proposed landscape improvements for the Prospect Road frontage and the access/safety improvements by re -configuration of the curb cuts for the site. While there may have been extenuating circumstances preventing your timely completion of this project, I would like to stress the importance of completing the project this Spring, as soon as possible. If these improvements are not completed prior to expiration of the letters of credit, the City will be able to use the letters of credit to cover the cost of the improvements, although we would prefer that you complete the improvements. There is also a matter to clarify regarding the existing satellite disk that was installed on the Prospect Plaza PUD site without an amendment to the approved PUD site plan. The satellite disk was installed in the parking lot, removing several parking spaces from use. Parking adequacy, given the existing and proposed land uses, was an item of discussion before the Planning and Zoning Board. In fact, when additional landscaping was requested by staff, the response from your representative, George Hass, was that additional landscaping could not be provided without a negative affect on parking. The satellite disk must either be removed, or approval must be obtained for a change to the approved plan. Both staff and the Board are concerned about the overall affect on parking if the disk remains where presently located. Please contact me should you have any questions.
