For your information, attached is a copy of the Staff's comments concerning
Prospect Plaza PUD, which was presented before the Conceptual Review Team
on August 29, 1988.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCEPTUAL REVIEW STAFF COMMENTS
MEETING DATE: August 29, 1988
PROJECT: Prospect Plaza PUD
APPLICANT: Henry Glisan, 304 W. Prospect Road, Fort Collins, CO 80525
LAND USE DATA: Request for an 11-unit motel, located at 300-310 W. Pro-
spect, zoned B-L, Limited Business
COMMENTS:
v1. Any increase in electrical capacity to the existing building may require
development charges.
Light and Power would like to work with the applicant to underground
existing overhead power lines.
Any changes to existing parking and access ways need to accommodate fire
equipment access.
Any changes to the existing site would require a storm drainage report and
plan.
C51 A parking analysis for the combined uses on the site should be submitted
as part of the PUD application.
6. The City Forester (Tim Buchannan) should be contacted at 221-6660 to
request pruning of the existing trees in the right-of-way.
7.; Existing landscape timbers need to be removed, since they pose a traffic
safety hazard. Mike Herzig, Development Coordinator, presented several
design sketches to the applicant to -address this matter.
8. Submittal deadline for the October 24, 1988 Planning and Zoning Board
meeting is Tuesday, September 6, 1988 at 3:00 P.M. (see attached).
