Further clarification is needed regarding the parking for this site. The site
plan shows 58 spaces (rather than 59 as listed) and one handicap space.
Motorcycle parking does not appear on the site plan, although listed under
the site data. Who utilizes and owns the parking immediately to the west
of the site? Can the entire 59 spaces shown on the site plan be committed
to this project? Based on the experience of the property owner at this site,
are these spaces adequate for the motel, restaurant and laundromat?
Since the entrance to the motel is proposed in the back of the building,
signage will probably play a major role in identification of the motel use.
Since this is a preliminary and final PUD, specific information regarding
signage should be submitted. Information should include details on the
proposed sign copy, size and placement on the site.
/4. J The building elevations need to provide information regarding the type of
materials being proposed.
Information regarding the change of use (from billiards/video center to
motel) and the resultant expected decrease in traffic generation needs to be
provided. This material should be based on ITE trip generation rates.
Further information can be obtained from Rick Ensdorff, City Traffic
Engineer.
6. The existing landscape timbers along the Prospect side of the landscape
planters and at driveway returns present a traffic safety hazard and need
to be removed.
