HomeMy WebLinkAboutPROSPECT PLAZA PUD - PRELIMINARY - 73-88 - CORRESPONDENCE - STAFF'S PROJECT COMMENTSDevelaent Services • Planning Department Citv of Fort Collins October 12, 1988 George Hass Ninth Floor First Tower Building Fort Collins, CO 80521 Dear George: Pursuant to our telephone conversation of this afternoon, I wanted to provide you with a written follow-up regarding the Prospect Plaza PUD project. The following items were discussed during the staff's final review of this project and were presented to you during our telephone conversation: There are two existing curb cuts at the eastern edge of the site. These cuts should be combined to one cut, 35' in width. The location of this cut should be at the eastern edge of the existing 34' wide curb cut. The area along Prospect where curbing would be extended could then be landscaped to provide an extension of the existing landscape bed. 2. Staff is concerned about the starkness of the proposed building elevations and the lack of any cohesive architectural elements. We would recommend the introduction of brick along the lower half of the building facade (below bottom of windows) to include the facade of the laundromat; incor- poration of the dark green color used on the Green Pepper as a trim color and removal of the existing sign band above the windows. 3. The existing free-standing sign could bear improvement, through the use of new materials and incorporation of a color scheme that is compatible with the building (ie. blending with the concept of brick and dark green as a trim color). As I indicated during our conversation, these are key elements in the staff's review of the proposed plan under the Land Development Guidance System. I would like to know your response to these points by Friday, October 14 so that any remaining issues may be addressed. As outlined in my letter of September 17, 1988 ten folded sets of the plans and an 8-1/2" x 11" PMT must be sub- mitted to the Planning Department by Monday, October 17.
