Dear Frank:

Staff has reviewed Weberg P.U.D. Final #76-86G, and has the following com-
ments:
1. Tim Buchanan is evaluating the existing trees that will be removed, and will
be assigning a dollar value to the trees. After we receive this information
from Tim staff will make a recommendation for appropriate mitigation.
2. The extension of Fossil
Creek Boulevard to the
south may impact
environ-
mentally sensitive areas
shown on the city's wildlife/wetlands map.
Staff is
asking the applicant to
show existing vegetation
and a grading plan
for the
extension so that staff can evaluate the impact.
3. In order to avoid conflicts with street lights
and underground
utilities,
adjust the location of
the proposed street trees
as shown on the
attached
red -lined plan.
4. Add shrubbery and/or trees at the southeast corner of the site to soften the
appearance of the water quality control berm.
5. The contours shown on the landscape plan do not agree with the contours
shown on RBD's grading and drainage plan.
6. Staff is requesting additional plant material along the north and south
building facades to create a layered landscape effect similar to the planting
design concept used along blank building facades at Park Central.
7. The transition on Fairway Lane is inappropriate for the design speed.
8. See additional street design comments on red -lined utility plans.
9. Show easements on the site plan.
10. Locate the building envelope with dimensions to the property line.

11. Add a note to the site plan indicating that the proposed connection to
off -site parking is subject to approval by the City traffic engineer.
12. Indicate site lighting on the landscape plan and include a detail or
cut sheet of the proposed standard and fixture.
13. An existing gas service line at 5001 South College will have to be cut
off and abandoned at the developer's expense prior to development of
the site. A new gas main and new gas service sized with adequate capac-
ity to supply Weberg's will be installed in normal sequence in conjunc-
tion with development of the site.
14. Poudre Fire Authority (PFA) has not received information on water sup-
ply capability as requested. Without this information PFA cannot deter-
mine if water supply will be capable of supporting fire sprinkler
demands.
15. PFA needs to know storage configuration in the warehouse, to determine
if additional sidewalk and/or exterior doors will be required to meet
high piled storage requirements of the Fire Code.
16. Both buildings require full fire sprinkler protection.
17. Storm drainage comments regarding the drainage report and utility plans
are attached for your information. These comments along with the red -
lined plans have been sent to the project engineer.
This concludes Staff comments at this time. Please note the following dates and
let me know if there are any problems in meeting the deadlines:
Plan revisions are due July 5, 1989
PMT's, colored renderings, and 10 prints are due July 17, 1989
Final documents are due July 20, 1989
