Dear Linda,
Here is our response to staff comments of June 22 1989:
1. Tim Buchanan has evaluated the existing trees at $10,251
and City Staff have stated that they feel comfortable with
$4000 of appropriate mitigation. Our landscape architect,
Cityscape, has valued the trees to be transplanted, using
the same method. Please refer to the attached letter. The
four Pinyon Pine and one Juniper are valued at $3694,
including labor. It is proposed to spent the residual,
$304, in increasing the caliper of selected trees.
2. In order to better understand what happens with the future
extension of Fossil Boulevard, south of the Weberg
property, we have made a plan and cross -sections that are
more descriptive than the information contained on R.B.D.'s
documents. We do not seek to replace the RBD plans, only
to provide clarification.
Please note that the alignment proposed preserves the
existing trees in the median. It can be seen that the road
minimally impacts the land profile. Surprisingly the two
lanes of the Boulevard actually are cut down two or three
feet, rather than a potentially unsightly reverse
situation.
Please also note that the alignment has been carefully
created to minimally impact the existing lakes and trees
in the Boulevard's journey south to a future Fossil Creek
Parkway.
This alignment was preliminarily approved at the May
Planning and Zoning meeting. It is preferred because it
splits the future right-of-way dedication fairly between
the effected land owners of Mill Brothers Nursery and the
West Fossil Creek Master Plan.
3. Please refer to the revised landscape plan for relocated
street trees in accordance with your instructions.

4. Refer to landscape plan for additional plantings to soften
the appearance of the water quality control berm.
5. Landscape and engineering grading plans have now co-
ordinated representation of final grades and berming.
6. Our landscape architect has inspected the planting at Park
Central, and in order to create a similar under -story
effect, have now increased the deciduous and evergreen
shrubs by 30% or G5 plants, as requested.
7. The transition of Fairway Lane has been refined, as shown
on engineering plans.
8. Refer to RBD plans, for revised street design.
9. Final site plan shows easements, as requested.
10. The building envelope for the Weberg Building is located
20 feet from the south, and 154 feet from the east property
lines.
11. Note added to site plan "The proposed connection to off -
site parking is subject to the approval of the City Traffic
Engineer".
12. Site lighting is indicated on the landscape plan, and a
detail of the proposed standard and fixture is included.
We also enclose cut -sheets for your information.
13. Public Service Company's comment regarding gas service is
noted.
14-15. Please refer to attached letter from Murray & Stafford,
Inc., regarding fire sprinkler demands and storage rack
layout.
16. Comment referring to fire sprinkler protection noted, and
is consistent with Note #1 on site plan, and the notes
shown against the warehouse and showroom portions of the
Weberg building.
17. Refer to RBD plans for response to storm drainage comments.
